Know Your Risk: Asbestos Compliance & Management Plans for UK Hotels

What We Include in Your
 Management Plan

People:

Roles and Responsibilities- We'll clearly define who is responsible for each aspect of asbestos management, from the dutyholder to maintenance and front-of-house staff, ensuring responsibilities are understood and recorded.

Communication Strategy- We'll define how asbestos information is shared with employees, contractors, and emergency responders who may disturb asbestos-containing materials, and record this in your plan.

Training and Competence-Your plan will include a full record of who needs training, what type is required, and how often it should be refreshed.

Processes:

Testing the Plan- We include prompts for testing your arrangements such as scenarios, staff drills, or contractor challenges. So you know the plan works in practice.

Action Plan for Asbestos-Containing Materials- Your bespoke plan will include a priority risk assessment and action plan, identifying what actions are required, their priority, and the target timescales for completion.

Contractor Controls- Your HSE compliant plan will include the process for briefing contractors, checking training records, and issuing permits before any work begins.

Competent Advice- We'll define how competent asbestos advice is obtained and when to involve specialists such as asbestos consultants, surveyors, licensed removal contractors, and asbestos analysts.

Planning:

Review and Update Procedure- We'll define how asbestos documents will be reviewed and maintained, including review frequencies, update triggers and record-keeping requirements to ensure information remains accurate and current.

Inspection Schedule- We set out how often the condition of asbestos-containing materials left in situ will be checked, who is responsible for carrying out the inspections, and how the findings will be recorded.

Managed Areas and Access Controls- We define how areas containing, or presumed to contain, asbestos will be managed and controlled. This may include signage, restricted access, permit-to-work systems, or other measures to prevent accidental disturbance.

  • "When a guest asked about asbestos in our hotel, I made one call to Kusten Vorland, and they handled everything. I’m so grateful. They do this daily, so thankfully, I don’t have to!"

Rebecca Belfry, General Manager, Beach House Hotel & Spa.

  • "Following an inspection, we faced the possibility of closing the pool after the meter room was deemed high risk. Kusten Vorland put a procedure in place to allow controlled access to the area. It was a simple, compliant solution that ultimately kept our pool open and running smoothly."

Mark Reynolds, Chief Engineer, Fairway Golf Club & Rooms.

  • "Even though our hotel has no asbestos, an EHO visit still led to a letter of improvement. A consultant from Kusten Vorland met with the EHO, and soon after, I received the all-clear. Delighted! (I’d highly recommend signing up before you get the notice!)"

Spiro Gonzales, General Manager, Cardiff City Aparthotel
